Before you buy the land
The costs that derail ground-up projects are almost never in the building. They are in the ground and the paperwork: servicing that has to be brought from further away than anyone assumed, a geotechnical report that changes the foundation, a stormwater requirement, a utility easement running through the footprint, or a use that needs a land use redesignation nobody priced.
We front-load that work. A few weeks of due diligence before you commit is what turns a ground-up build from a gamble into a schedule.

Nine to eighteen months from first drawings to occupancy for most commercial buildings, and the approvals are usually the longest single stretch. A development permit, a building permit and utility approvals all run on their own clocks, which is why we start them in parallel.

Happily. Where you already have a designer we build to their drawings and manage the trades and approvals. Where you do not, we bring the architectural and engineering team in as part of the contract.
