Specify the operation, not the building
Industrial buildings go wrong when they are specified as square footage. What matters is what the operation needs: clear height under the joists, the floor loading beneath your racking or machinery, the turning circle for the vehicles that will actually deliver, the power at the panel and the pressure at the compressor.
Get those right and the building works for twenty years. Get them wrong and you are paying to reinforce a slab or upgrade a service that could have been specified correctly on day one for a fraction of the cost.

A pre-engineered building on a serviced lot typically runs six to ten months from permit to occupancy, and the steel package is the long lead. Site work, servicing and winter conditions are what move that number most.
That is the usual case. Cranes, presses and process lines bring foundation loads, power draws and clearances that must be in the structural design from the start, so we want the equipment specifications before drawings, not after.
