What drives the cost
Two clinics of identical floor area can differ by six figures, and the difference is almost never the finishes. It is the number of sinks, the mechanical load, whether the space has the electrical capacity for your equipment, and how much of the existing plumbing sits where your exam rooms need to be.
We survey the base building first — services, structure, capacity — and price against what is actually there, so the number we give you is one you can take to a lender rather than a starting point that moves.

A straightforward clinic fit-out runs ten to sixteen weeks on site. Permits add six to twelve weeks ahead of that, and long-lead items — millwork, imaging equipment, some mechanical units — are what set the real opening date. We identify those in the first fortnight so nothing waits on a delivery nobody ordered.
Always. Imaging equipment arrives with its own power, drainage, shielding and floor-loading requirements, and those have to be in the drawings before the walls close. We work directly with your supplier so the rough-ins match the equipment you have actually bought.
Yes. We work to the landlord and building rules, hoard the area, control dust and noise, and schedule anything disruptive outside clinic hours so the practices around you keep running.
We build to the applicable codes and coordinate the inspections. Where your college or the health authority has specific requirements for your discipline, you tell us what your accreditation needs and we build to it — those requirements attach to the practice, not to the contractor.
