How the money moves
A custom home is thousands of decisions, and the ones made after construction starts are the expensive ones. A window changed after the opening is framed, a bathroom moved after the plumbing is roughed in, a kitchen chosen after the cabinetry lead time has passed — each one costs money and days that a decision made six weeks earlier would not have.
We front-load selections into the design stage and price them into the contract, so the number you sign is the number you pay unless you change your mind on purpose.

Ten to sixteen months on site for most homes, after the design and permit stage. Permits in Calgary typically run six to twelve weeks, and a complex site or a development permit adds to that.
Not always — many homes are drawn by a designer working with our team, which is usually the more economical route. Where the site is complex or you want a strongly architectural house, we work alongside your architect and manage the build.
Yes, and it is your house. Every change is priced and approved in writing before anyone starts it, so a change never becomes an invoice you did not expect. Some changes cost far more than they appear to — we tell you which before you decide.
Draws are tied to completed stages and structured to match your lender, so their inspector and our schedule are looking at the same milestones. Holdback is administered as the Alberta Builders' Lien Act requires.
