Assess the lot first
Two lots on the same street can carry completely different projects. Land use district, lot width, setbacks, height limits and the parcel coverage decide what can actually be built, and a mature tree, a rear lane, a utility right-of-way or a deep sewer connection can each move the budget by tens of thousands.
We assess a lot before you buy — what it permits, what it will cost to service, and what the realistic build looks like — so you are bidding on a number rather than a hope.

Twelve to eighteen months from first drawings to keys is typical, and the development permit is usually the longest single wait — including the appeal period, which cannot be shortened. Construction itself is normally eight to twelve months.
That is the most useful point to involve us. A pre-purchase assessment tells you what the parcel actually permits and what servicing it will need, which is exactly the information that decides whether the price makes sense.
Yes — hazardous materials survey, abatement where needed, utility disconnections, the demolition permit and the removal itself, all inside the same contract as the build.
Often, and it is far cheaper designed in from the start than added later. Whether it is permitted depends on the land use district and the parking that comes with it, which we check during the lot assessment.
