The part nobody quotes
Older Calgary homes routinely hide undersized electrical panels, cast-iron drains at the end of their life, framing that has moved, and insulation that stops halfway up a wall. None of it is visible on the walkthrough, and all of it is real work once the wall is open.
We budget a contingency for it out loud and up front, rather than presenting it as a change order in week three. A quote that is materially cheaper than everyone else's is usually one where this line is missing.

Usually yes. We seal the active area with dust barriers, protect the routes through, and phase the work so you keep a working kitchen or bathroom for as long as possible. Whole-home renovations sometimes need a few weeks out, and we tell you that at quoting rather than mid-build.
It is a fixed price for the scope we agree. The only things that change it are changes you approve in writing, or something genuinely concealed that no walkthrough could have found — which is what the contingency is named for.
Yes. Electrical, plumbing, structural and building permits are pulled and the inspections are booked and cleared by us as part of the contract. Renovation work done without permits causes real problems when the house is sold.
A bathroom is typically three to five weeks, a kitchen five to eight, a basement development six to ten, and a whole-home renovation several months. You get a written schedule before we start, not an estimate over the phone.
